Application Guidelines

Before submitting a application, please review our guidelines. To ensure quality tenants Help-U-Rent conducts a credit and crimminal background check, employment or income varrification, and privious landlord referances.
General
All applicants 18 years or older must complete a separate application and pay an application fee of $25. The application fee is non-refundable.
Processing
Before we can process your application, all applications must be completed, signed, and application fees paid for. We will continue to accept applications until the approved applicant has signed the lease and paid the security deposit. You have 48 hours from acceptance of your application to sign the lease and pay for the security deposit.
Rental History
Applicant must have good rental references from their past two (2) landlords. Relatives are not acceptable as references. Your Application may be denied for eviction, damages beyond normal wear and tear, illegal activity on premises, refusal of previous landlord reference, or a balance still owed to previous landlords.
Income
Rent cannot be more than 50% of verifiable household income.
Credit Check
All applicants are subject to a credit check. You must have a FICO score of 600 or above. If you are have a co-signer on your lease their FICO score must be 700 or above.
Lease Signing
If your application has been approved you will notified by phone. At this time we will schedule a lease signing appointment. You have 48 hours from the time of acceptance to sign the lease and pay the security deposit.
Security Deposit
The security deposit is equal to one months’ rent and MUST be paid in advance, at the time of signing the lease. Security Deposit CAN NOT, be used as the last month’s rent. As long as there is no new damages to the property, the security deposit will be returned t o you within 14 days after you move out.
Pet Policy
If the property owner agrees to allow pets, applicant must pay an additional “Pet Fee” at time of lease signing (usually $100 but, price varies depending on type of pet, breed, and number of pets). Also an additional “pet fee” of $25 per pet is due per month with the rental payment. NO pets can be puppies or kittens. Companion and Support animals are exempt from these fees (with proper documentation).
